Twelve at Norquay Park: Foundation Perimeter
If you’re interested in how the foundation for an at grade townhome development is constructed, then this video is for you!
Hello, my name is Ehsan with the team at Propel, here in East Vancouver in the heart of the Norquay Village at the sight of our 4-storey stacked townhome development, Twelve at Norquay Park.
Today marks a significant milestone as the construction team is pouring the concrete perimeter walls and footings that form the foundation of both buildings on site. This method is known as a mono-pour because both the perimeter walls and footings are being poured at the same time. A mono-pour is actually preferred by the development team, and, given the height of our perimeter walls, a mono-pour is extremely effective.
Also, much like the pour today at Twelve, a mono-pour must be executed in one day to prevent against what is known as “cold breaks,” unless the development team has deliberately planned and prepped the site to execute a staggered concrete pour. Now, once the pour is complete, the construction team can begin dismantling the form within 1–2 days, depending on weather conditions. Note, concrete takes approximately 30 days to fully cure and gains ¾ of its compressive strength after just 7 days.
If you have purchased a pre-sale stacked townhome development with at-grade parking and your concrete foundation has been poured, then celebrate! You’ve now reached a significant milestone in the construction process.
