Believe it or not, as of May 2023, the Real Estate Board of Greater Vancouver has reported an astonishing 12% increase in the average sale price. But hold on – the story gets even more impressive when we zoom in on specific areas.

Let’s dive into the key highlights from this market update:

  • Soaring Prices in East Vancouver: In East Vancouver, the average price has surged nearly 19% this year, significantly outpacing the city-wide average. Even more notably, townhomes in East Vancouver are leading the way, with prices skyrocketing by almost 25% year to date.
  • The Cause of the Surge: You might wonder how such a price surge is possible, especially when it comes just twelve months after a challenging market period. The answer is simple: pent-up demand. The rapid hike in interest rates last year led many potential buyers to postpone their purchasing plans. Meanwhile, many sellers withdrew their properties from the market. Over time, this resulted in shrinking inventory while the pool of buyers continued to grow.
  • The Result: Fast-forward to today, and we see the Real Estate Board of Vancouver reporting just two and a half months of inventory. Sales have bounced back to match the seasonal ten-year average. Interestingly, the number of newly listed homes in May was down 11% compared to the ten-year average.
